No.45 is a stunning Victorian granite house originally built in 1890. It is set in an acre of walled gardens at the end of a private drive.
The house still has many original features with a pitch pine staircase and open fires. It is furnished in Scottish style with tartan carpets, leather sofas and stag's head.
The eight bedrooms are each decorated in individual styles with modern en-suite bathrooms, televisions, tea trays and hair-dryers. Wi-fi is available free of charge.
Breakfast is served from 08:00 - 09:30 in the conservatory looking out to the walled garden and you can often see red squirrels in the copper beech trees.
Breakfast consisits of a full Scottish breakfast, porridge and a variety of cooked options. There is a range of teas and coffees along with cereals, fruit and yoghurt.
The gardens back onto one of the most popular walks in the area and a two minute stroll will take you into the woods and on to the lovely River Dee.
With Craigendarroch Hill to the front and the 'Old Line' (now a popular and picturesque walk) to the rear it is ideally located.
No 45 is surrounded by beautiful scenery with mountain and riverside walks close by. Balmoral Castle is just 9.7 km away, and the Glenshee and Lecht ski resorts are a 30-minute drive away.
The shops and cafés of Ballater are just a five minute stroll away.
